202232日加拿大央行开启本轮加息通道以来,到202367日,史无前例地进行了总共9次加息,隔夜利率从加息之前的0.25%飙升至现在的4.75%,在同时创造加拿大近22年最高利率纪录的同时,也宣告了10年低利率时代的结束。由于通胀情况不容乐观,央行下半年至少加息一次,以及降息时间表拖延至2024年以后等基本已成业内共识。

Since the Bank of Canada initiated the current round of interest rate hikes on March 2, 2022, until June 7, 2023, a record-breaking total of 9 rate hikes have taken place. The overnight rate has surged from 0.25% prior to the rate hikes to the current 4.75%, setting a new 22-year high for interest rates in Canada and signaling the end of a decade of low interest rates. Given the less optimistic inflation situation, it has become an industry consensus that the central bank will raise interest rates at least once in the second half of the year and delay the timetable for interest rate cuts until after 2024.

Real estate professionals, who have been accustomed to obtaining investment loans at low interest rates and low costs for many years, will now have to learn how to adapt to an environment of high mortgage rates and increased repayment pressures.

In this era of high interest rates, where should real estate investors go? What opportunities exist in the real estate market? What risks should be considered?
